Selling a property is a complex transaction that may have significant tax and/or legal consequences and ramifications.  Seek and obtain tax and/or legal advice as to the possible tax and/or legal consequences and ramifications arising from selling your property.

LOOKING TO SELL

​A property can be listed in any condition.  However, if you would like your property to sell quickly, more easily and at a higher price, consider the following:

  • ​Make a good first impression by keeping your lawn neat, green and trim.

  • Clean windows and open draperies to highlight walls and ceilings.  Let in natural light to see how bright and cheery your home can be. 

  • Paint and polish can go a long way in increasing the appeal of a home.  Minor imperfections tend to turn prospective buyers off because they overestimate the cost of repairs.

  • Since prospective buyers tend to overestimate repair costs, consider having inexpensive repairs completed: loose door knobs, closet doors off track, dripping faucets, etc.

  • Prospective  buyers have a hard time looking past clutter, so remove items seldom used and put away toys and newspapers.

  • Many buyers judge housekeeping based on the condition of the oven and stove.  Make sure both are clean and shiny.

  • Clean bathroom tile and grout so free from soap scum, and polish fixtures. 

  • Closets seem larger and more enticing when they are neat and organized.

  • Keep distractions away from showings (pets, family members, etc.)

Overpricing issues -

Overpricing your home can expose your listing to issues like the following:

  • Lose excitement that a new listing generates since most of the activity will take place within the first month of listing.

  • Lose the most qualified prospects...since they are looking in their purchase-power range, they will not "make an offer" because they will probably never see your property.

  • If you do get an offer, the contract may fall through due to appraisal problems.

  • An overpriced home may become stale on the market.  A listing can take on a reputation surprisingly fast and prospects may  wonder if something is wrong with the property.
